Where to start when you want to build a new home

So you think you want to build a new home. Congratulations! But, where do you start? Building your own home is a great way to ensure you get the style you like, a floor plan that works for your family and means you won’t have to undergo an expensive renovation before you can move in.

As you begin the journey towards building your new home, there are a whole host of questions and decisions you’ll encounter. Things like deciding between a custom home designed by an architect or a house and land package. You’ll have to consider whether you buy a piece of land with existing structures that need demolishing or will you hunt for a vacant block? 

All of these decisions tie into the ultimate question. What’s your budget? Each differing answer will take you on an alternate path to building your home and so in the beginning, finding your direction can be confusing. With all of this in mind, there are a few key questions to ask yourself, that’ll help set you on the right track by breaking into smaller decisions. 

Questions to ask yourself before you build a new home

– Where do you want your house to be located?

– What necessities do you want in the neighbourhood?

– Do you have any non-negotiables when it comes to land size, home layout or special features?

– What’s your budget? Realistically!

– When do you want/need your build to be completed?

– Do you want to build sustainably?

– Do you have a knack for designing? Will you need professional help?

If you still feel daunted when answering the above questions a great starting place is to attend open homes in the areas you think you might like to live. Take note of the various features, layouts and elements that you like or don’t like about each open home you attend. Additionally, take a drive around the neighbourhood. Are there cafes nearby? Schools, a supermarket, a post office? How is the traffic at different times of the day? And ultimately, what does the neighbourhood feel like?

Once you feel like you’ve got a good grasp on the details of the home you’d like to build, then you can start taking next steps like getting in touch with architects and builders.
